RAPP provides in-depth consultation, commendations, and oversight of the entire construction process, allowing the owner to devote their time to their normal activities. RAPP provides Construction Management services on a Negotiated Fee basis. Under a Construction Management Delivery System, RAPP accepts responsibility for managing the design process, preparing budgets and schedules, securing bids and contracts, complying with building codes and government regulations, onsite supervision, scheduling all contractors and procuring all materials, and acting as a liaison between the project and the owner.
Rapp has demonstrated that the use of Construction Management as the preferred Delivery System has delivered porjects with significant reductions in time, cost, and defects while adding value and increasing overall quality.

General Contracting
Under this agreement, RAPP is responsible for constructing and delivering the project exactly as it has been designed under a lump sum amount or cost plus arrangement. When utilizing the General Contracting Delivery System, RAPP does not participate in the design phase.

There are many reasons why Design/Build has become another preferred Project Delivery System. In a Design/Build Project Delivery System, there is a single source of responsibility between the owner and the Designer/Builder. This process eliminates multiple relationships between the Owner, the Contractors, and the Designers. The owner has only one contractual relationship for the design and construction of the project. Design/Build relationships reduce Design Phase and Construction Phase time cycles due to the dual track design and construction approach. Design/Build also reduces overall cost since project costs can be identified early in the Design Phase allowing the design to be revised to reflect budget goals. Final designs do not typically need to be Value Engineered since budgetary concerns are addressed throughout the design process. Design/Build inherently provides higher quality and value since the singular responsibility serves as a motivator for improved project performance.

RAPP's approach to Design/Build is to outsource appropriate Architects, Engineers, Designers, and consultants who are specialists in the type of project being considered. Qualified Contractors and Subconstractors are typically selected early on and are involved in the Design Phase and Preconstruction Phase. Instead of utilizing low bid firms with little knowledge of the project, RAPP negotiates prices with these qualified Contractors who have had involvement in the design process, understand the cost, timing, and quality requirements of the project and are part of the project team.

Strategic Alliances
In a business environment that is constantly exerting pressure to downsize corporate staffing and overhead while maximizing profits, there is a growing trend in the use of business-to-business "alliances". These alliances are special relationships between companies, where one company wishes to outsource particular functions by hiring another company which specializes in those functions. More and more companies are developing strategic alliances and experiencing the rewards of these relationships.

For clients who perform a significant amount of construction on an ongoing basis, a strategic alliance can be a very cost effective solution. As an alliance partner, RAPP is responsible for all day to day operations of these projects including management and acquisition and land development phase, product design, sales and marketing, bidding and procurement, construction phase, project closeout and occupancy, warranty and customer service programs, and property management.

Not-For-Profit Services
RAPP has had extensive experience creating specialized integrated programs for Non Profits involved in or planning construction projects. RAPP can provide programs that create and coordinate project committees, development activities, media relations, resource development, in kind donations, and volunteer labor activities. In the role of the Construction Manager, RAPP can provide skilled leadership and supervision for projects utilizing contractors and volunteer labor.
